Renting in Kathmandu: Budgeting, Deposits and Agreements

What rent really costs with deposits and broker fees, plus agreement must-haves.

By DigitalNepal · Updated 2026-10-04

Advertised rent is only part of move-in cost: deposits, broker commission and shifting add 1-2 months upfront. Budget the total, not the headline.

Steps

  1. 1Budget total move-in

First month + deposit (often one month) + broker fee if any + shifting. Ask all three before visiting.

  2. 2Visit at two times

Daylight shows the room; evening shows water pressure, noise and parking reality.

  3. 3Write the agreement

Rent, hike terms, notice period, maintenance split, deposit refund conditions - signed by both sides.

  4. 4Document the handover

Photos of meters, walls and fittings on day one prevent deposit fights on day last.

Good to know: Never pay advances for unseen rooms from social listings. Visit, verify ownership, then pay with receipt.

FAQ

Broker fee standard?

Varies by area and season. Agree the exact fee before the visit, not after liking the room.
